Reconstruction of fire damaged barns

Following a fire, the pair of listed timber frame barns were completely destroyed with just the concrete floor slab and plinth brick walls remaining. A lengthy process of design followed, including an application for listed building planning consents.

The design was to restore and rebuild whilst complying with listed building requirements however adding modern day construction techniques not only to simplify the construction but to also help protect and future proof the two barns from a similar devastation.

The design included structural engineer's justification to ensure the existing substructure could be re-utilised preventing further disturbance and then a timber frame specialist was procured to install the new oak frame over which was undertaken to a high level of craftsmanship using traditional methods and techniques.

A fine example of collaboration from design through to completion with all parties working together to ensure a sympathetic rebuild of a truly remarkable barn building.

Two story side extension and interal alterations

There was a public sewer on site at approximately 1.5 metres deep. This meant for this extension to proceed, due to the size, build over consent was required. In this particular circumstance the sewer was re routed around the extension as agreed with Anglian Water with the required inspection chambers as access points for rodding. With the sewer being 1.5 metres deep and the foundations being taken to below the invert of the sewer, this required that a block and beam floor was installed. Once out of the ground the construction process was straight forward with the client working closely with the Building Control Surveyor to achieve a fully compliant, well designed, well constructed extension.
